JOB TITLE:        MAINTENANCE STAFF

REPORTS TO:     Chief Operations Officer

  1. JOB SUMMARY / OVERVIEW

The Maintenance Department/Staff, was established for the purpose of providing maintenance services as needed and/or assigned, assisting in a wide variety of maintenance activities, addressing immediate operational and/or safety concerns, assisting skilled trades, and ensuring company vehicles are maintained in good working order.

  1. PRIMARY DUTIES

Every effort has been made to include all duties; however, the omission of a specific statement of duties does not exclude the duty from the position if the work is similar, related or is a logical assignment of the position.

  • Performs a wide variety of general and semiskilled maintenance activities such as carpentry, painting, electrical, plumbing, etc. for the purpose of completing projects.
  • Prepares and completes written materials/forms for the purpose of documenting repair status, activity logs, vehicle maintenance, and by the building operational schedule.
  • Monitors and replaces light bulbs.
  • Works with and schedules contracted building services such as HVAC, Fire Alarms and Sprinklers, Back-Flow, and other systems.
  • Monitoring of facility grounds.
  • Assist with ice and snow removal.
  • Assess and diagnose faults on building services and equipment.
  • Daily building maintenance such as painting and wall repair and door frames.
  • Assist with upkeep of carpet.
  • HVAC filter changes, routine cleaning of outdoor units.
  • Assists with renovation/remodeling of building.
  • Obtains estimates for supplies, repairs, and other professional services.
  • Maintains/assists with sprinkler system.
  • Maintains a current list of Safety Data Sheets (SDS).
  • Assists with inventory.
  • Maintains and repairs all locks and equipment maintaining building and ground security.

  • EDUCATION / QUALIFICATIONS
  • Full valid driver’s license.

  1. EXPERIENCE / KNOWLEDGE / SKILLS
  • Have an understanding of Electrical/Mechanical engineering.
  • Working knowledge of building plans and basic utilities.
  • Awareness of safe working procedures and Health and Safety requirements. (OSHA)
  • Knowledge of troubleshooting techniques in order to determine exact problems and tackle them accordingly.
  • Basic computer skills.
  • Good use of hand and power tools.
  • Must be able to read and comprehend manual and reports.

  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.
  • Must be able to lift, push and pull up to 40 pounds.
  • Duties may include working in poor weather conditions including heat, cold, rain or snow.
